We manage 7 remotely in different cities with an 8th in progress.....we made a ton of little mistakes early on.....it helps a ton being tech savvy....setting up ring camera, water leak monitor, pms, emails workflows, etc.I have a book half written on remote managing properties 7 properties on less than 15 mins a day.

I do not monitor them being onsite but I do monitor the progress . . . if things are off the timeline, we have a discussion but will address time on site. 

And who the hell wants to have to constantly monitor the unit and shut the AC on/off with the WIFI every time they leave?

BP is such an amazing resource (shout out to @Joshua Dorkin and the BP team) with a great strategy of networking Real Estate folks and monitoring for "gurus" and the like who are looking to just take advantage of people and remove them from the site.

Mostly good advice, but a few challenges overlooked.1) While you can put many things in your lease, including no smoking, good luck monitoring them 24/7/365 and you'll need even more luck getting a judge to enforce them in court.2) Sure you can get rid of these tenants, but no one has asked what Class of property/tenant you have.

By taking out the carbon monoxide detector and requiring in the lease that they install and maintain one, you avoid this potential risk.We remove alarm and monitoring systems.

A consultant will:Help the landowner develop a forest management plan.Plan the pre-harvest.Determine a selling method.Establish a written contract between the landowner and the buyer and/or logger.Help the landowner execute the sale and harvest.Will monitor the harvest operations of the buyer and/or logger.Closeout the harvest with the buyer and/or logger.I can give more specifics about actions 1 through 7 if you'd like.

Like I said, I just got started with a city in Orange County and I will be monitoring it to see how it goes. 

Developing scorecards to monitor accountability (with Key Performance indicators) is another good idea, plus you can tie each other's pay to their performance that way.I'd suggest reading "Scaling Up" by Verne Harnish and "Traction" by Gino Wickman.

Or there are some good Submetering systems out there that can be installed and monitored after the original meter on the plumbing.
