Another issue, auto policies should have a business exposure, if you are conducting business and have an accident you may not be covered.Errors and Omissions coverage is a separate policy and usually covers errors, omission, implied warranties and negligence on a deal by deal basis, it's cheap if you can get it.No insurance covers intentional illegal acts, so if you choose to do a shady deal that violates law, it could be on you.An LLC offers some liability protection for those who can operate with an astute business knowledge, but there are so many ways to foul it up I'd say be insured!

Rents are high in Milwaukee and if you back out the taxes and insurance consider that as a mortgage payment (P&I), then use a financial calculator to back into a sale price.For example if rent is $900 and take out $250 for taxes and insurance their P&I would be $650, at 9% for 240 months the implied sales price is $72,244.22.

I can't tell you if they will likely be a deficiency Judgement or not, that is a question that you should ask an attorney.However, I actually closed a short sale with Wells Fargo a couple months ago where there was a HUD partial claim, and part of our negotiated agreement was that they waived their right to collect a deficiency judgement against my client.As far as how a foreclosure/ short sale would affect your credit score, that's not really my forte, but a quick search online seemed to imply that what you're saying is correct.I sent you a message in case you would like to have a phone conversation about how the for forclosure/ short sale process works.
