My rentals in Hawaii are all provided beach towels, boogie boards, snorkeling equipment, beach toys, a wagon,  and other random beach stuff.

If you're not in the self-managing, handyman-landlord business for the long haul, it's not profitable.

Short answer: if you had paying tenants and a property that had cash flow, you didn't notice the difference, any more than you notice the difference on a good index fund or similar over the long haul.

HI BPIt's been a while since I have been on BP.I have been toying with the possibility of building an apartment building.This is a bucket list thing, and I think an opportunity has come up.This is a VERY general question, what do I need to consider when building an apartment building.This is something OUTSIDE of my expertise.  

My wife and I are toying with the idea.

I feel like a kid in the toy store, there is so much available, I don't know where to begin.  

Over the long haul, it's always going to look nasty.

You can also change lock cylinders with a special control key, which will reduce the cost of changing locks over the long haul. 

But I'm a big believer in Muletown for the long haul.
