I agree with Bill that you may want to apply some discounts to make conservative esimates.Have you thought about tracking key numbers or automating all the analysis with software?

But your best bet is to reach out to brokers in your market and get set up on their automated mailing list.

Corelogic, the company behind Listsource, also offers MLS software and has a ton of licensed MLS data that is likely used in their automated valuations (they don't publish their algorithms so I don't know for sure).

The ones that do survive, will be able to provide far more services with the time consuming aspect of in person showing automated.

Most of my stuff is automated now.

You especially want one that will automate your rent collection, offers tenant screening built in and a way to advertise your unit when it is going to be vacant. 

Continue to automate rent payments via ACH.  

If the PMC has robust systems and automated reporting in place so the owners have visibility what is happening with their assets (and don't need to harass anyone LOL) PS: I would love to know who this mediator is!!
