i really don't like the idea of the buyer micro managing the jobsite, and saying he doesnt like this piece of siding or old trim (it's a historic area and i try to maintain the charm by keeping the siding and trim if possible, etc.)

There's a lot to learn as you go through your first flip, even excluding the rehab activities, and if you bite off plumbing/electrical/framing/drywall/tile/toilets/tubs/cabinets/granite/lighting/HVAC/windows/doors/trim/paint/roof/HWfloors/landscaping/etc. all at once you can get in over your head and find yourself with unanticipated timing and budget issues that hurt your profitability.

After taking about 6 months to convert it into a 4 bedroom, put on new siding, some windows, trim, exterior paint, a new roof on part of it, sheetrocking about half the house, tape, texture, trim, paint, carpet, tile, electric and plumbing fixtures, rewiring about half of it, adding rafters to the garage, a new garage door, a crushed asphalt driveway, and sod, I finally sold it for $55,000 after having it on the market for 3 months with a realtor and only getting 2 offers that didn't want me to carry it.With a little over $25,000 in repairs to it, when it was said and done I walked away from the closing with a net profit of about $1,500.

If he just tries to quickly do it, he can spill paint on the floors and also get paint all over the wood trim.

Not sure about nationally but in Florida the County Property Appraiser sites I have checked , have all listed the Trim notices and property tax information and assessment values.

I put this stuff down, paint the walls revere pewter from Benjamin Moore (I use Behr paint from HD), and paint the trim white.

@Luke Moore I've been wanting to and hopefully will at some point in the next 2-3 years build ground up - What are you all in construction costs (minus the land) -- is your GC fee included and all utility connection fees (IE charge to hook into city sewer, water, etc)Also DO NOT put any MDF in this place - we have a part time maintenance guy that also works part time for the "High end" place in town that is relatively new construction - the owner of that place put MDF trim in there ????

Inside was terrible also all sub floors in most rooms had to be replaced and those not were sealed with kilz. all sheet rock was removed at least 24 inches up from floors in every room and all base trim gone,, we kilz the studs before repairing the wall and putting back that sheet rock and also kilz the floor joists where we removed sub floor.. new insulation and new rock. , We got house for 191K sold for 430K cleared about 70 K and took us much longer than expected..Worst job ever, never thought it would ever smell good enough to put on market but we won.. after a couple of asthma attacks and lots of labor.. the city had lived trapped about 40 cats previous owner was feeding out of her garage along with about a dozen she had inside..
