@Jacob Thompson yes I've read about the Robert K trade 4, 5, 6, etc properties for an apt building using 1031 exchange.. that has also been a strategy I've put in my tool belt as a possible route.

The largest issue I see is the gray area found in "brokering a property" as there may be a need in the case of a contract assignment to offer the specifics of a property (i.e 3br/ 2ba  1500 sqft @ property address).

Maybe you could find some gray area if you have another agent represent you and give you a referral fee after the transaction.
