Because if they dont clean out animal pee and poop right away, vinyl planks can get damaged...At least if there is tile then I can wash the flooring with bleach...

Right now he works a lot pressure washing and doing landscaping.

But I’m hoping someone can give me some type of metrics or rule of thumb to determine how many wash and dry ‘transactions’ I should expect a 4 unit building (2br ea) to use during a month. 

Sometimes you notice things while cleaning, when another tenant moves in and takes a shower or uses the washing machine, etc.

We are pumping in some sweat equity: killing all the weeds and doing a non-organic mulch and river rock yard, power wash and paint the wooden fences, resurfacing all cabinets, faux-marble epoxy on the counter tops, and redoing the floors (there is a mix of scuffed up hardwood and wood appearing panel...looking to just make it all panel).

Even with a "Wash" loan.

While I don't have specific brand recommendations, I would highly recommend a top loading washing machine vs a glass door front-loading washing machine.

I am thinking the protector is more easily removed to wash but the zippered encasement would protect the entire mattress.

The linens are cheaper per set and made to be washed over and over.
