After new roof installation, the cold air came in through the gaps and I could see the outside lights through the bottom gaps of skylight inside room.

Put good blinds on the windows and a few motion lights and have some kind of local security check on it once a quarter or so.

If you have a lot of houses, and I know it was an example but a roof is a 20-30 year investment, the cashflow from the properties can easily handle that expense with only a month or two of warning

It just a handyman maintenance such as bathroom facuet water leak, toilet water keep running non-stop, light bulb in the fridge broke etc

I do have the thought that I would like to stay close to home in terms of investing, I will soon be aiming to be a travel nurse and have no reservations on keeping an eye out on a market that will allow me to do well and enjoy the scenery (have never been out west and would love to see what cali and texas has to offer)My most recent activity I have been working on is taking down addresses on properties that still have Christmas lights on, or whose yards look in disarray, just to get an idea of what things I need to keep an eye on when I finally purchase my first property.

@John Walter As a home-owner (house-hacker) and active RE agent in Bayonne I can tell you there has been a lot of investment/development along Broadway and around all 4 light rail "hubs".
