So I've listen to BP for a bit now and there is a reoccurring phrase I hear not only from the host but other investors and that is "get out and find the deal first".

I also tried to monitor recent sales for a few month to see what they would be using as comps.

I'll have to wait and see what comes from insurance, but like you guys say, it's going to be a hay day for builders and living in the lower mainland of BC, will be hard to monitor a build...

I think we are actually saying the same thing, reserves are required no matter what, the question is method for repair/replacement provider either home warranties bundled service (electrical, HVAC, plumbing, etc.) with set reoccurring payments that includes their administrative fees or individual trades (electrical, HVAC, plumbing, etc.) at competitive pricing at time repair/replacement is needed that will also include their services fees. 

For $100/year you get their full monitoring and cloud solution package I think which isn't bad at all.  

We are pretty active in monitoring & farming WLR and Otter Creek and run across properties that fit your criteria from time to time. 

We host a meet up every thursday morning my suggestion is to be consistent in your meeting same time same place re-occurring.
