I think most landlords hide who the owner is because they have some sort of fear of rejection,  or because they are too chicken to enforce their own rules and think they need someone to do their dirty work for them.I am the total opposite.

Your credit report , financial statement and the real estate deal will be priority to them in rejecting or approving your deal.If you get denied for whatever reason and you go to your local branch with the bad news, they will simply apologize to you for not getting approved but cant and do nothing to overturn that decision.

Maybe think about the fact, that this might be bigger than your monthly fee and that you'd hope that other landlords would have done something to warn you about tenant like this.Well, although it would be easier for a future landlord if there was some criminal report or monetary judgment attached to the tenant via the court system, it is still possible to avoid that tenant in the future without any such report having been filed.I would get the tenant applicant's address history - it will be in their credit report - and I will research the public records for the owner of record at the dates that this tenant resided at that address, and then I would contact that owner.Yes, I do that with each tenant application that reaches the point where I do that type of checking; some applications do get rejected prior to advancing that far (credit score too low for example).

On the other hand, I acknowledge all offers, let the buyer's agent know should the seller wish to counter or reject I will also forward that immediately, and forward them to the owner....but if a buyer's agent tries to "demand" a response, and starts the "I'll call your broker routine" I remind them that the owner is not obligated to respond, I'll forward it if he does, here's my broker's cell number, but in the mean time you're going to the bottom of the callback list and "have a good life", in other words.....

Good lenders are buried with files, if you have missing information they tend to smoke you out.I had my first request rejected for a HELOC because I put the reason for the loan was to purchase another property.
