Residential Care is purely for basic assistance with ADLs vs Assisted Living which includes more skilled care.

Solar is great...if 1) the $$ works out for you and 2) if your house has ample sunlight on a year-round basis, and 3) if you do a battery back-up!

My parents have 3 pure labs and I have a pure lab (grand-daughter of their first lab).

I would wait and make sure you keep having power problems first.I think most guests will understand you can't control Mother Nature.What about a solar system that had the battery bank?

Then, in a year after you've renovated the property, you can move out and either do it again or buy a pure investment property with 25% down.If you need the contact of a trusted broker in the area, feel free to DM me :)

I second Jasmine's reply -- i use quickbooks but not for mgmnt -- it's purely a #'s, financial statement, tax return tool...

Tesla has just filed to build another factory near its current Austin campus, likely involved in the production of batteries.  

Just my two cents of purely personal advice.      

To sum it up, building right now is an uphill and costly venture with narrowing margins for the builder and extremely high purchase prices for newer energy-efficient construction.Great time to invest in the manufacturers of spray foam insulation, solar batteries, and start thinking about adding car charging ports to your existing MF properties if you can.
