They still haven't learned about business cycles, market analysis of gentrified markets, lack insight as to economic alternatives, competition, the understanding of highest and best use of the allocation of assets and scores of other issues, What influence is there from government, what if the laws change giving owners greater rights with respect to homestead exemption, financing tax relief or how the aging of our society effects the tax base over time?

Although they’re not strongly correlated, there is enough data to show that cap rate tracks the movement of interest rate (some say cap rate tracks the movement of 10-year TBill yield which influences interest rates in general).

Scott mentioned a cash sale is fine, you can't show any market influence on price just because someone used cash and not a loan and it is the purest transaction to meet the market value definition, where consideration is paid in cash....

Hi you guys, I’m just starting out and I’m working toward doing two deals before the end of the year. 1) primary residence (depending on best opportunity...house-hack a multi-family or live in & flip...assuming conventional loan...possibly FHA)2) BRRRR investment (likely a single family, but possibly a multi-family)With that in mind, do you have any advice or things to be aware of that would influence the order or priority?

@Jay Pillalamarri there is only one factor that influences market cap rate:  supply and demand.When demand is high, investors are forced to bid against one another, driving prices up and cap rates down.
