The newly elected Housing Court Judge has removed all the moderate magistrates and replaced them with legal aid society lawyers.   

This year- after a year with only very moderate growth I really want to refocus- remember why I started doing this to begin with and figure out how I can scale the success I've had so far! 

But, when it comes to real estate I believe in moderate leverage. 

The investment looks like:- a 4.5% cap rate (assuming 30 opex ratio) -that would be debt service coverage ratio constrained so likely 40% equity and 60% debt-low cash on cash rate initially (2% )- high rent growth 4%+ - high exit sale priceThe property won't cash flow significantly but the IRR much higher than the cap rate of 4.5%It's a low risk, moderate return investment.You're still making money but you need to be patient and need to wait to harvest value from the resale.

I started my profile with only my last initial (paranoid I guess) but have found this to be a well moderated and civil forum.

Taxes are still moderately lower than our neighbors to the North (NY) and East (NJ).

It will be hard for them to move and they may be expecting a moderate increase which you can most likely implement and come out ahead without having to spend any money or at least minimal. 

There's no specific forum for seller financing questions, and no moderator to check if questions are being answered.
