Tenants are a dime a dozen so changing tenants quickly as opposed to a long drawn out financial situation where I am loaning any tenant their rent money is not anywhere in my future.

He is a senior citizen and claims never received a dime from the government.  

For example, person C doesn't see a dime on the back end until persons A&B have been paid back, with either preferred interest or a proportionate share of the overall gain in value.

So, it's entirely possible your tenants will just go stay with friends, anyway, and they'd just be hoping to cash in or have a stay-cation on your dime.  

I am negotiating a property which has a tenant that has failed to fail a single dime of rent for eight months to it's current owner and am working on how to get him out.  

My initial plan seems to resonate with what many said, higher % on the main fee and less "nickel and dimeing" I did want to use my own maintenance group so I can capture that revenue stream but be competitive in price with outsourced labor.
