I would probably make it an addendum to the original Lease agreementIf he can qualify on his own then I would continue to rent to him but just clean up the paperwork.Good luck!

I would be happy to tell you the protocol and average costs for cleanup.  

you need to cold call the numbers and clean up your own lead sheet then you can follow up monthly to the cleaned up numbers via SMS via one of the "sms platforms" a googleable search. 

I think our total expenses after 6 months were close to $27,000 including back rent (rent continued to accrue while we cleared the house), damages to the house,  lawyer's fees associated with the probate, and weeks of time spent trying to clean up the house and sell the stuff to dispose of it and earn money for the estate, etc..

Seller agreed to let us clean up the exterior of property and get heat on prior to closing.

Even if they don’t lose their job their savings are depleted and pulling another line of credit to pay their credit cards is gone.

I would have money for landscaping accounted for (leaf cleanup is going to be a thing next to the house) at least I would think to some extent based on the photos.

I let it go for a while and it took a lot of work to clean up things that weren’t categorized correctly.
