Cap Rate is not subject financing so I'd compare it to CoC (cash on cash return) to see if this property would be better for a financed buyer vs a cash buyer or to see if this property should be held short term vs long term, etc.

i wrote one into my most recent version a few weeks ago and plan to have an attorney review it prior to using that lease version.  

There have been a few times that I have suggested to a guest to just book another night at lower rate if they request this prior to booking.  

Might be why no application and didn't require first months rent prior to signing
