If the price is what a commuting professional should expect to pay, has the amenities they might want (maybe easy access to dry-cleaners or take-out, a nearby coffee shop, etc), and is convenient to where they are commuting to, the property ought to act as its own attraction.

You're not looking for a house cleaner who you will give free rent to, in exchange for taking care of your property.
