Meanwhile poor average joe buys out of anticipation and hope and sells out of despair or need; and the market maker LOVES average joe investors ,it is easy cash.Average  joe spends time and effort on all kinds of courses on trading ,listens to podcasts,buys books, goes to conferences, goes to expensive training.No body told or teaches average joe investor that instead he/she has got to figure out how to get information about when the whales (big investors) buy and sell or make big moves and then be in the correct side of the trade and thats it!

@Steve Vaughan  My Dad taught me that real Estate was Belly to Belly before there was an internet or cell phones etc.. he would always say so much is in your body language inflections all sorts of things you can only do in person... todays real estate is so focused on hiding behind text messages that get misconstrued etc.

Appreciation is not nessesary lower.B houses you can find by good schools rating, low crime rates, and driving by on Friday night feels good - people barbecue, cars parking are good and newer, lawns are taken care extremely wellC is the best for bread&butter to rent: you could buy reasonable low, update it not so expensive and rent it to stable Tenants with good jobs, income etcThese are lower crime rates, less houses for sale and more expensive when you count your numbersD is the risky low income neiborhoods with highest ROI.

Account ClosedA Merc Sprinter 412/413, VW LT/Crafter 46 or the equivalent Ford Transit  - with or w/o the 3-way dump body - has a bigger box (9 x 6.5 on crew cab; 13 x 6.5 on a single cab);  carries a bigger load (2300kgs / ~5000lbs); gets better fuel economy (20 - 25mpg) ... all with a 2.8l turbo diesel and some amazing gearing.
