Take a CEU course at a community college for home inspection cert that can give you a side hustle and knowledge that could save you money, take a realtor license course(wife just started one online for NC $510 and 6wks, we will cut back on a realtor cost) again knowledge and skill that will aid you in buying and put money in your pocket for that buy.

@Jay CaiI personally would only consider an LLC in the following circumstances1) You have a property with another individual2) You buy the property all cash and it has a high cost3) You have a high net worth and work in a highly litigious industry(I.E. healthcare professional)Best of luck.

A couple of years ago California's Deoartment of Health Care Service referred to me a stack of 90 cases where no probates had been filed, county PA's would not accept and families would not take any action.
