Who is your target renter..corporate, nurses, construction, tech, space industry....When choosing a location, try to factor in how much need there is for the particular industry that you believe will be your audience.

You can maximize the use of the property by renting it by room.This house hack strategy works very well if you are close to university, college, clinics, hospitals, businesses, ....College students, young professionals, travelling nurses are all good candidates for rent by room houses.Regarding marketing them, Craigslist and Facebook market place are both good places to market your property.

Travelling nurses don't want anything high end, and not even mid to high end.

Those renters are young professionals (residents, travel nurses), that have good credit and will rent a room at a premium if you have trouble finding someone wanting a one year lease.  

I can guarantee there is a market for it: traveling nurses, executives, people between homes, temp workers, construction crews, etc.  

I will add that travel nursing is a VERY cyclical sector. 

With a Nursing income around the same range as yours its difficult to pay student loans when you want your new hard earned money going to something else.

Medical - tons of contract nurses coming to the area. 

The only requirement is that you use the home personally 2 weeks of the year, and it can be airbnb / VRBO / Furnished Finders (for travel nurses), etc. for the remainder of the year.
