selling properties can also generate income - so i've started thinking about buying a few, then selling the worst performer, then repeating.

That is more important that buying cheap and having worse investments you hold or end up having to offload at a loss.  

I did it, and probably increase the value of my holding 2.5x, or even 3x, but it was a long 7 year process and at times very touch and go. 

(if you study the financials you can try to pull that out)Lesson Learned - The sponsor holding period if too long after initial funding (wire) can really skew Year 1 returns as you can see in my chart.
