If there is a history of back-ups then may require running a camera through the sewer system.2) An electrician to walk the property and look for safety or operational issues.3) If private water/sewer then have a professional evaluate the current status of the system.4) Bids (preferably three) for removal of dead trees and limbs, road repair, fencing, sign, etc.5) Property condition report on any stick-built structure.

The inspector was not as concerned about the furnace as I thought he might be, but he did recommend having an electrician come in to give me quotes on eventually bumping up to 200 amp and addressing some loose sockets and gfi outlets around the sinks.

Option three is also improbable, unless you are in the GTA or will shadow someone who is wholesaling in the U.S.A.If you want to get started in real estate, there are many jobs you can do {even while still in high school} and earn your first down payment while you learn:  become an assistant or apprentice with a trade (electrician, plumber, carpenter, mason, landscaper, etc); take an entry-level job with a real estate brokerage while studying to get your real estate licence; take a job with a property management company, etc.  

We sometimes bring our plumber or electrician along to address things that we know need to be fixed or updated.
