i just did one like this, but did it a little differently. i met the tenant and talked to her before closing. i didn't hide behind a letter, just went to talk to her. and i listened. and listened. she was happy with the condition of the house, which makes it our worst looking house. she was paying on time, so i was ok with that.i promised that i had to keep her current lease for at least a month after closing. so i had her sign our application and lease after that. both parties were happy.

Watched a video that Nevada is good for Anonymity and since my NYC airbnb's have no insurance and are breaking my lease, Im thinking hiding my further investments is a good idea.....But the AirBNBs are located in NYC, so should I file in NY then?

I bought 11 units last year and the "P&L" was written in pencil on a piece of wrinkled notebook paper.If they are unwilling to share any numbers, then I would suggest they are hiding something and you should walk away.

Assuming this isn't an REO, they are obviously hiding that the entire plumbing system, sewer lateral, etc, is busted, and the seller owes a zillion dollars to the local water utility company that has liens on the property, which is why when you inquire about title insurance the listing agent will come up with some BS reason why you can't get title insurance.

As Steve mentioned, if they were truly independent 3rd parties it would not matter, but at the same type, the opposite of hiding the bodies is true.
