I also have the freedom to explore new territories that I can consider investing in RE while I am doing my normal duties.With that said, I love the opportunities of real estate and I hope to saturate myself more into this incredible world.

Downtown LA is saturated with these types of businesses that will offer a "cash discount" on their products/services in order to pay less taxes when they report their income. 

A big, fat, happy California Public Pension paycheck every month for the rest of my life and a 39 unit apartment complex with a monthly mortgage smaller than The Grinch's tiny, shriveled up heart. 

I have posted on FB in the past about my especially interesting REI situations, and I don't expect all my friends to understand, but since I do not saturate anyone's feed, I doubt anyone is annoyed.

Now, even poor people are fat, waste food, have the internet, have a car, have Air Conditioning, live in bigger houses, everybody has access to electricity, gas is relatively cheap, we have an Over Supply of Oil, roads are relatively well kept, tires last longer, instead of a car going 100,000 miles they go 300,000 miles, clothing is almost free at 2nd hand stores, bundles of clothes are shipped over seas because they can't be sold here, everybody has a gadget that fits in their pocket that gives them instant access to anybody in the world by entering a phone number or email address or URL, can play 1,000s of songs, and has far more compute power than what it took to put men on the moon. 

@Fradel Schaechter  Interestingly, I have never opened a savings account, but my wife is a big proponent of saving.I cringe at the idea of the bank deploying my capital to earn fat returns while giving 0.05% peanuts as interest. 

I can't quite live as fat on that but it would still buy me several hundred acres, a very nice, house several expensive cars, and enough long term rentals and franchises so that I would never have to worry about running out of money while I travel the world. 

As far is choosing city to invest in, do you just randomly say “let’s invest in Jacksonville,” or did you do some research on upcoming cities that are not too saturated yet?

Because of the current market situation Prices are very saturated and tough to get meat in the bone for equity ( not saying is not possible, it is, and definitely you can still get good deals there.
