I initially was looking at Kensington as there is a lot of development in that area but from what I read, this is still a very rough area north of Lehigh Ave.In terms of the specific area of Germantown, I am looking for some advice/guidance from other investors, but I am familiar with the West Oak Lane area and areas closer to Mount Airy and have been focusing my early search in these areas.

I've usually had tenant offer to buy the damaged furniture or at least not argue about chipping in to fix it.I'll see if I can apply some sealer to the top.
