I didn’t mind paying the $99/month while my VA worked on getting it ready, because I figured that was a worthwhile investment; rather than risk losing potential prospects by not having a CRM ready to go (I get and appreciate the whole “imperfect action” thing, but I like to be at least somewhat prepared before launching something that requires significant capital outlay).

@Bruce Lynn Thanks for the thorough feedback.This PM firm does not use MLS listings to avoid paying commissions to renter’s agents since they themselves don’t collect commissions for tenant placement nor lease renewals.I have discussed with my PM about offering either two weeks free on rent or a $100 move-in special so we’ll have to revisit that idea.Pets are allowed but a deposit is required since most of these units are newly remodeled.In terms of marketing, ads are posted locally but also online through Zillow, etc.

B+ class apartments  (older but newly renovated) 2-3 bedrooms at market rent.

Exclude sold foreclosures that needed a lot of repairs because they are not apples to apples comparisons to a newly renovated/updated property in that area.

The house was newly built.

Btw, the painting on the exterior is on newly installed siding, no scraping or sanding required.
