.- Always interface between the tenant and the repair person to monitor work being done.

Regular inspections to change HVAC filters, etc can take place to monitor the residence but just the advance rent alone wouldn't scare me off.

Will also be installing internet on this unit so I can monitor my stuff via my IP Cameras and using the basic services of the unit (gas/electric) as I plan to have a refrigerator there.

One thought I had was writing in the lease that I can come by for monthly check ins to monitor the process and make sure he’s cooperating.
