Hi I have several old judgements and some newer ones from past evictions.  

Electric, water, trash, and other consumables are normally treated the same.I agree with @James Wise that landscaping on a single-family home is typically a tenant responsibility and on multifamily properties I hire someone to maintain the landscaping because it is shared by all tenants. this is a judgement call because some tenants do not take good care of lawns so I have owners with nicer properties that include landscaping as part of the rent just to ensure it's done properly.

The Sheriff Sale is not related to taxes, but rather a legal judgement against the property owner.

If they keep paying in time to stop the eviction for FTPR, after the 4th judgement for FTPR in the City, you can still evict them even if they pay.

Does any one know if we can impress on the judge on the initial hearing date itself to give the judgement to evict the tenant.

Since out of state, go ahead and file a cheap small claims case against them and get a quick default judgement.  

Judgements against any owner/heirs is another concern.  

Now don't let that sense of urgency cloud your judgement when selecting your first project. 

@John Morgan you need to take her to small claims and get a Judgement.
