I have also seen that it is becoming increasingly difficult and more expensive to get involved in Airbnb in Miami Beach but other areas in the near vicinity have great potential. 

I already have connections through family and friends to help me get with some brokerages, and I think some agents would be more than happy to have someone do tedious work for them with no cost involved.

What if my motived seller has a realtor involved how would I go about buying the property?

Best bet would be to try and find and contact the law firm handling the estate of the deceased owners.

There was a realtor involved and the spread was kind of high, so I just closed and held for a week or two.

With full-time jobs and three little ones in school and involved in extra-curricular activities, adding any more stress to our current schedule would spell disaster.

Your best bet, in my opinion, is to bring in one or more equity partners.

I'd bet you'd have more of a chance of finding say 10 people to knock down smaller deals than the 1 person who could knock down the entire deal.So many people claim to be able to fund a deal no issue no matter the size "if it's good enough" but I find that hard to believe and rarely see examples from it unless it's an established player...
