There's probably some sticker shocker when you think you probably need 20-25% of the loan amount in order to get loans. 

I once encountered an individual that was hoping to flip a property to one of my clients.

I thought I would just lurk more often than participate considering the acknowledgments for contributions I read by the members at the beginning of the year.To the OP: The problem you will encounter is that no conventional lender will give just anyone 100% financing, especially a new investor.

Haven't encountered tenants with valid leases at market rent, mainly because squatters haven't a clue what market rent would be in a house they were living in for free.

I'm encountering these notes pretty often and as a reasonably new investor, this confirms some of my assumptions, but would love to learn about what other people are seeing on these assets.

I have yet to hear a Podcast that does not discuss the hardwork needed, the learning experiences these people have had to encounter, etc. 

May well be right, there may well have been other encounters with dealers over the years.

Are there any experts or investors who have encountered this?

I am not a CPA or tax advisor, but that is what I have encountered when looking into this.
