I am a pet friendly landlord (pets on approval policy) but I don't do puppies or non house trained pets (prefer they get that training on someone else's property and dime).Some folks may have some hacks or strategies for this, but if you are not planning on refinishing the floors or flooring over them, it may not be a good fit.

I remember before an investor was burned using pay rents online.They had it where a tenant could pay and also could deposit money or wire money in.What happened is the tenant sent in 300 instead of the 600 owed into the landlord's account.The tenant argued in court that the landlord accepted partial payment and was going to work with them on an arrangement.The judge sided with the tenant.So the moral of the story if you are going to do this is only a set amount is allowed to be paid with no partials.If they try a partial it should reject the payment.Of course you can work out a payment with them IF YOU want to but you want to control that and not the tenant.On paying cash when I was 17 I was running low on cash.I went to the gas station at night and put about 11 in gas in the car.I had the money in coins quarters,dimes,nickels and pennies.It wasn't rolled.The gas station employee refused the money and I told him he had to take it.

You need to check your local real estate laws before you possibly get into trouble by not returning the full deposit.If your contract does not spell out specific financial compensations for this problem I don't think you can just make it up as you go along.I could be completely wrong but,if you have another renter and are not harmed financially I don't think you can keep a dime of it legally.

tell her, "I'm paying this time but if it happens again, it's on your dime." the danger is she doesn't tell you at all and it causes further damage.on 2nd hand, I wouldn't say anything at all. thankfully, she called you.stickers and scratches on the wall are not a big deal. just wait until you REALLY have a tenant hard on a house. :)

A tenant that wants to break early, has been a poor tenant, or wants to break in the winter is going to have to choose on of the two options, because if they make their own third option I would pursue them just on the principle of the matter so that it would be a matter of public record in their background, even if I never collected a dime.
