If you choose to go with a modern steel door, you may end-up replacing the frame/jamb as well.Once the door is fixed, I would invoice the tenant immediately for the costs (materials, plus labour) and have payment due either immediately or within 15-20 days.

One other tip I'd add is require a photo from vendor showing repair was completed along with the invoice and ask the PM to confirm repair was done satisfactorily with the tenant.

When I had an owner contract on a condo, and I paid extra toward my mortgage with them, they just showed that on the next month's invoice, which showed the current balance on the loan.

Do that with all your tenants, so you aren't specifically selecting just these tenants...it's a good practice anyway...and submit invoices to anyone for any damage outside of wear and tear.
