I've had this "idea" for a while, but wasn't sure if this crosses any ethical/legal boundaries as an agent:I would like to approach agents with this offer: If you find potential listings that may not be ready for retail sale, I will buy them, and you "the agent" can keep the full commission.

City tax assessment is $140k and I know it should appraise for around that or more.I'm hoping to cash out as much as possible but I know there may be some limitations on it since it is a rental.One thing that crossed my mind is-  Since my existing mortgage is an FHA, does this affect anything now that it is a rental, or is there anything special because it is an FHA?

@Beau Romstedt, my guess is that your advice on the 6 month hold is because it crosses over into two tax years which is the wording used by one very narrow tax court case (two tax years) @Joel Owens is right about there being no statutory holding period.
