I like to provide things like a new shower curtain liner, a starter bottle of certain cleaners you may want them to use.

If I was to ever (God forbid lol) have a roommate again, I'd hire a house cleaner and include the cost in the rent.  

I say, "Well, it gives you a place to stack boxes or store other things like mops or brooms or vacuum cleaners or whatever."

If I am trying to go well this one time when (insert protected class) was in there was someone with a cleaner car and this other time there was some guy who was at his job 2 weeks longer.

Maybe next time act promptly so you do not allow a tenant to get behind 2 months, offer an incentive to have the property left in reasonable shape and maybe negotiate a parting agreement that both can live with...where are you thinking someone without rent money is going to come up with 2 months back rent much less the penalty fee and cost to hire professional cleaners?

Next course of action is to use some soot cleaner to see if we can show her that is the problem. 

Moreover I have come across many carpet cleaners which can totally get rid off the foul smell(safe carpet cleaners.

In my market, refinishing hardwoods in a 1/1 would cost under $1000; so, you may want to shop around.Hardwoods hands down...look better, rent better, cleaner and hold up better (especially 1951 hardwood) than carpet.

But it's great to have electricians, deep cleaners, steamers, landscapers, and a roofer.
