I believe in karma and that kindness always wins...i know it is difficult sometimes because we get so wound up and upset due to stressful situations like this, even in my case, even when I thought by being overly cautious and nice would help the tenants take ownership and hold themselves accountable for what they did. 

its highly market specific also.. some areas of the country are much eaiser to that in.IE low value  more homes than peeps.. older functionally obsolete money pits that kind of thing.keep in mind in the cities where wholesaling works.. there are tons of vacant homes even today.I think for instance indy has 4k vacant homes.Detroit who knows how manyChicago thousands.Philly 10k plusBaltimore same thing.those areas is where buying low seller for more is quite common.. and other smaller little towns throughout the mid west and northeast.. 

I kind of went with the general area and near what I pay for rent here. 

I hear the stories of credit unions working wonders and I make lots of calls but I guess I haven't found that kind of relationship yet. 

We do not have a CPA/accountant yet....I was kind of thinking this would be something easy I could do on TurboTax.

As other said above yes, you should talk to all kinds of lenders to find out what terms are.

If you have funds / means where are all kinds of opportunities to become silent partner / investor.
