I would definitely NOT recommend paying for your own appraisal and then taking that to a new lender and asking them to use it. 99% of banks will require the appraisal to be ordered by one of their own AMCs and will not accept one provided by you. 

So competition is high.

I would recommend that you position yourself for growth and go with RentVine.

I'd recommend looking at property taxes on county website and comparing this to taxes on closing docs to see if it's been prorated or if it's the full amount.
