Today I did some maintenance on our own place such as fixing lights in the garage, working on the compressed air system in the shop, installing some tool hanging brackets, repairing extension cords, fixing a rototiller, etc.

I did a very light rehab (flooring throughout, new paint, inside and out) and thats about it.

Not sure when you would close on this but vacancy as one month is probably light.

Not sure sure how it all works, but I know there are some smart people on here that could probably shed light on this.

No hot water, stove not working, no heat, broken windows, door locks not working, loose railing, no lighting in common areas, garbage not in dumpster, no smoke/co2 detectors, etc. anyway that has been our experience. 

While traffic is light right now, Google says driving commutes are currently: 18 minutes to O'Hare, 27 minutes to Midway, 18 minutes to the loop.
