One tip is when you set the due diligence phase have a clause in the contract that due diligence starts once ALL items listed in the PSA contract are given to buyer.Some sellers are just lazy with getting things together or intentionally are hiding something and wait until the last few days or week in due diligence to hand something over.

If you need to finance it you do it before it's in the trust.The land trust is considered personal property, and it's not registered anywhere.You can then move the land trust into an entity.Folks also suggest that it can be used to hide ownership.

I've gone away from installing hanging mirrors in our rentals as they have a way of finding their way off the wall with tenants.For Laminate Countertops we use Milano Quartz 4726-52, looks FANTASTIC and hides USE/ABUSE very well, be sure to get the -52 "Quarry Finish" as it holds up better than the standard laminate finish -60
