@Christine Mwai, I would have been extremely upset if I was told I had to start over because I accepted partial payment.

Im sure yu realize all of this , it just helps getting reminded when your upset.

If they are paying high bills and still not getting a cool home then I can see where they would be upset.

Although I am only obligated to give a 30 day notice, I was going to give a 60 day notice, but I do fear that if that tenant is upset it could backfire on me and they won't pay the last months rent.
