There is a very popular skate park 1/2 block away and access to 95 is 1 block away.We have yet to do the finishes but have completed the drywall, trim, doors, paint.

The house needs some minor cosmetic updates (removed carpeting, patch walls, trim work, cabinet doors, linoleum) and possible a  new HVAC system ($4000).Seller is asking $50k, and a move-in ready comp down the road recently sold for $89k in 2 weeks. 

-Add trim (picture above) to existing cabinets and paint a slate grey.

After trying to work this out by having them come back, nothing was resolved and we had to hire professional carpet cleaners and I’m still finding areas I have to fix where they got paint on the ceiling or trim, etc.

Im going to survey it, trim it, cut it, maybe even water it.

  * if you have wood trim around windows or floor it can absorb more nicotine resin than the walls so be sure to scrub once let dry, then do it again.

Type and colors of floors, should I change the cabinets and trim, counter top?

New trim, doors, light fixtures and slider going out to the large deck.

I would want to see the yard cleanup costs separate from the pruning/trimming.
