An acquaintance who purchased a 5-unit stone & brick building painted grey three years ago, had it bead blasted to remove the remnants of the flacking paint.Another hazard of painting brick is application of the wrong type of paint, or too much paint, can inhibit the brick's ability to dry resulting in spalling and accelerated disintegration of the brick.

Big government projects like airports can take years longer than anticipated.It is not uncommon to see investors who think they have gotten in early and picked up a huge deal run out of money as the development they were counting on near their property takes way longer to happen then they thought.The DRI process alone can take years and it only takes a small group of citizens or an environmental group to bog this down even longer.I'd pursue option contracts with clear language to extend the option for many years in situations like this.

Even after drilling a 400 foot well you cannot guarantee there will be water (dry hole) or that the water quality will be satisfactory, so there is a small, but unknown risk when drilling a well and you will sign all sorts of paperwork with your driller when you get started as they will be covering themselves of this specifically.

When it comes to apartments, various characteristics of your property and operation may trigger certain coverage requirements (likely at your lender's request) such as:Boiler & Machinery -- when steam boilers/pressure vessels are presentWorkers Comp -- if employed directly by ownershipLaw & Ordinance -- if property is a non-conforming use (though typically grandfathered in)Flood -- if in a FEMA designated flood zoneThere are plenty of others that are unique to certain properties.

I can't track individual use but I hope to track general water use and try to determine drivers of higher use as places turn over.The other issue I have found is with High efficiency machines people don't know how to use them and they overstuff and the clothes in the middle stay dry.
