Greetings fellow BP'ers in San Jose, The High-Speed Rail Authority Board of Directors recently issued an update on their 2016 Business Plan. 1 of the 4 points mentioned Merced as a strategic service station that would allow residents living in Merced in 2025  to get to San Jose in less than 1 hour.

You'll need to qualify for this 300 negative cash flow on the current property plus + the new PITIA of the new home which in this above example is 1500.Now you have a total obligations of 1800 total X 2.22 income needed = $3996 gross income per month needed to qualify assuming credit and down payment are acceptable.There is a catch as well in order to use 75% of rental income from a primary to rental conversion you will also need to document you have 30% equity in your home (there are strategic ways around this as well).

So as long as you own that new property or as long as you do another 1031 when you sell it, you'll never have to pay the tax.For down the road you'll want to think about using the 1031 to strategically begin to eliminate rather than defer tax but for this one you're in a very good position.
