So I will be walking the property tomorrow to see what it is like inside the home but yesterday I went to drive by and see the area around it.So a little about the home first:Just over 1000sqft (decent size starter home I think)asking price is high given the condition it is it so shouldn't have an issue getting the price that would make the deal workVery outdated homeEssentially no kitchenRoof and exterior seem to have been updated in the last 5-7 years (will find out tomorrow)Has a two car garageVery little yard.

Here in Dallas it's a tight market as well and prices are increasing, so you have to put a premium on your ARV... maybe a factor of 1.2x what the comps are telling us.The old ARV x 70% - Repairs model is a non-starter in most markets right now.
