Like "buy low, sell high", it's not rocket science - get the lowest rate you can, fixed if possible or if not, with the longest period possible between rate adjustments.

Estimating vacancy, maintenance, cap-ex, and management is often more art than science, but two of these are reasonably straightforward to assess:Vacancy is the cost you'll incur while you're not collecting rent.

REI is an absolutely fascinating subject to me, which is why I recently joined my local REIA. 

I plan on making a move to Southern California in a few years, however, I am looking to invest with developers building high-end spec homes beforehand.I have been fascinated seeing beautiful speculative-built homes across the LA and OC areas and I plan on getting involved by the end of 2024.My plan is to invest passively in such developments while observing until I can develop such properties myself.Any advice, input, recommendations, or referrals would be much appreciated.I look forward to your responses.

Real estate investing is part "art" and part "science".

I am fascinated by this industry, plan to retake the real estate class and obtain my broker license finally and I really want to learn the ins and outs of investing, flipping and eventually build my portfolio of rental properties.

A large part of my fascination with respirators stems from this experience.
