I find that an eviction attorney is worth their weight.

They asked my permission first, and told me the installer could place a bracket on the flat roof and secure it with the weight of a few cinder blocks.

Hand them printed application and credit inquiry form on that you write you need w-2 and year to date paycheck, names/ages of all occupants, breed /weight of pets, bank statement attached.

As a previous Sub, HVAC-R contractor, and a current Sr.level tech, it's my experience that any contractor worth his or her weight, will not work for less than 25-50% up front, in my field (HVAC-R), the high end rarely covers material. 

Only consider the comps closest to your property...weight the ones on the same block the most! 

FHA was my first idea but I haven't given serious consideration to using my overseas income as weight to throw around.
