When you learn how to have your tenants pay off the 30 year mortgage on the rental property in 6 or 7 years, all of a sudden you realize this one little known procedure can get you to your net worth goal four times faster than your colleagues.Yes there are other outside the box techniques you can use but this is the most important one.  

They come up with a fair market value using a kind of mass appraisal technique - looking at comps and adjusting for sqft, beds/baths, condition, etc.

But it works IF you stick with it over time.There are many more techniques for marketing.

It keeps you from getting cocky about 1 investing technique that just happens to be working right now.

I see all over the web companies charging to promote your site using I guess what is called "black hat" techniques, one of them being placing backlinks on high PR websites.

I learned this technique (sometimes referred to as transaction engineering) from one of my mentors.I actually had a commercial agent in Dallas get pretty upset with me over the format of my offer.

Also, learning the techniques of a wholesaler helps us as Realtors too!

Perhaps the techniques they are using are working, but there are always other things you can do for your business.
