I like the vinyl plank wood floors everywhere, so no need for carpet cleaning and tenants seems to like it better than carpet.For countertops, the most durable and cost efficient is a plastic laminate, but you have to go with the finish that matches your neighborhood.I've noticed that things like sinks and toilets and fixtures just have to look decent, but can be on the cheaper side.

Had to rip out cabinets, replace a vinyl floor and replace the plywood subfloor because of an ongoing leak in the kitchen sink that they never informed me about.  

It isn't uncommon to get a pretty good hail dump and that, as you may know, will cause havoc to roof and vinyl siding. 

Captain obvious but make it current (remove wallpaper, new light fixtures, fresh paint (not just white), and wood-look LVP or vinyl sheet in the living room (and kitchen and baths if needed).

In my rental it didn't have HW floors, just durable vinyl plank.

Expect to see cigarette burns on the carpets, vinyl floors, window sills, bathrooms fixtures, countertops, etc.

@John FiastroGo with the hardwoods it will reduce your ongoing costs.We do a light buff and then put several poly coats to seal the floors against liquids (beer, urine, juice etc.)Another great product is vinyl allure flooring.
