I am going through my 1st eviction ever.Tenant owes me 8600$ in total including 2 months rent+ Pet fees+ late fees+ court fee .Writ of possession has been obtained and eviction day is tomorrow.Will you accept 1/2 of the payment as the tenant says not to put the stuff outside but will move out on Sunday as their moving truck is scheduled on thursday.Or will you just kiss good bye to $8600 and move them out.

I am not sure if either tenant has coverage at this point, but having watched a dear friend lose all of her earthly possessions in a fire that leveled her apartment building, I want to require it for any tenants we have.

The lease basically says (I can copy and paste later) that tenant is responsible for her own possessions and getting renter's insurance but I imagine if there's negligence found she can still try to sue.

They were probably both issues that existed to some degree before you took possession, but eventually came to light "full force" because your tenant lived in the apartment and used it.
