Side note, BofI has a competitive pricing matrix, so although they're a portfolio lender they have the technology platform to deliver low rates and flexible loan terms.

Doing this has got me thinking about how the whole process works, and how little it has changed over time (e.g. commission structure, use of technology, etc.).
