It’s about permitting new building and needing water allocation.

I've always been a data-driven person to know where to best allocate resources for success, so I was wondering if anyone knows of a place that summarizes the different avenues within the real estate industry and any analytics associated with each type.

There is a column for "maintenance & repairs" where I allocated $1200/annually because I thought that was the same as Capex.

For example, if you have $40,000 in home equity and want to use it for two $100,000 properties, you can allocate $20,000 (20%) for each property.c.

The 28% actually represents the percentage of the rent that is left over after allocating 72% of the monthly rent for expenses. 

I always allocate cap ex (Reserves) when doing a spreadsheet to buy a property. 

Unfortunately, we have seen a lot of redevelopment money, redirected and not being used for their original allocation purposes, being that we are the State's capital Sacramento sometimes suffers when there are shortages and investing in future expectations could be costly.However, this is just my pennies worth, (I wouldn't even call my two cents) but make sure you do your due diligence before you invest and know that a lot of us local investors that are trying to stay on top of the curve are looking at the same areas you are looking at, you just need to be careful how you invest in those areas.

If you under allocate for CapEx, it will dig into your cashflow anyway.  

I'll have more $ to work with on a full buyout so I'll have to figure out how to allocate the funds but I figured 100k is a good place to start and learn.

So, I would be of the position that payments are allocated in a way that pays down the principal of both parties, the actual loan and the seller equity payment at the same time.For example, the existing mortgage payment is $1,000 a month and you are paying $1,500 a month, which means the seller gets a $500 monthly equity payment.
